How to Know When It’s Time to Replace Your Roof
Your roof is one of the most important parts of your home—but it’s easy to forget about it until something goes wrong. In the video above, Will breaks down a few simple ways you can tell whether it’s time for a roof inspection or even a full replacement. These are things you can spot yourself just walking around the house or after a big storm.
1. Your Roof Is 15–20 Years Old
Most asphalt shingle roofs last somewhere between 15–20 year mark, it’s smart to have a roofing professional check things out. Even if the roof looks fine from your driveway, aging shingles may be losing granules or weakening underneath.
2. Curling or Missing Shingles
This is one of the easiest signs to spot. As you’re doing yard work or pulling into the driveway, look for shingles that are curling up, cracked, or completely missing. These leave your home vulnerable to leaks and are a big clue that your roof could be nearing the end of its lifespan.
3. Water Stains on Your Ceiling
Here’s a simple tip Will mentions: after a heavy rain—especially in the spring or fall—walk through your home and check the ceilings. Brown spots or damp areas usually mean water is getting through somewhere. And water damage doesn’t stay put… it spreads. Don’t ignore this one.
4. Granules Coming Out of the Gutters
If you ever notice small, pebble-like rocks collecting at the bottom of your downspouts, those are granules from your shingles. Granules protect the shingles from UV rays. When they start washing off in large amounts, your roof is wearing out. (Even if Will can’t say “granules” right in the commercials, they’re still important!)
5. Sagging or Bowing Roof Deck
If parts of your roof look like they’re dipping, sagging, or bowing, that can point to trapped moisture, a leak, or poor ventilation. This is a serious sign and should be checked immediately.
Final Tip: Call a Pro You Trust
If you notice any of these signs, don’t wait. Call a trusted local roofer to inspect your roof. And if you’re not sure who to call—or you don’t want to call us because you think our commercials are goofy—that’s okay. Just make sure you call someone local and reputable who can give you an honest assessment.
